Let the games begin...

broken windows to fix, holes punched in walls (either from kids being careless or moving furniture or whatever) remodelling the kitchen/bathroom/basement, upgrading electrical, burst water pipes, leaky toilet (ewww!) windstorm-damaged shingles, squeaky floors, loose handrails on stairways, cracks in the foundation/basement slab, ants, wasp nests, trees falling across powerlines/through livingroom windows, new carpeting throughout after the dog goes nuts from eating the exlax the kids fed him

Ahhhh, what fun what fun!

lets see, our house had an old lady that lived there and never took care of anything. holes in the walls from the grandkids, had to tearup and replace the particle-board subfloor through 75% of the house, new flooring throughout, repainted entire inside from baseboards to ceilings, hole in the roof causing a small short in the bedroom light switch whenever it rained, every ceiling fan had to be at least 25 years old and rattling, buzzing or just noisy so replaced 7 of them, 95% redid both full bathrooms...
I am sure there is more but this is just what I've done in the past few years

Our house was built in 1987. In the first 18 months we've been in it, I've done the following:
  1. Replaced both pumps for the 25,000 gallon pool.
  2. Rebuilt the Polaris cleaner.
  3. Installed an expandable shelving system in the garage.
  4. Put 1/4" plywood in the attic for storage room.
  5. Installed laminate wood flooring through out the kitchen and foyer.
  6. Installed carpeting in the rest of the house. (Paid someone to do this)
  7. Replaced all three outside faucets and installed anti-knock traps for two of them that didn't have them.
  8. Painted the whole house.
  9. Replaced all light fixtures and ceiling fans.
  10. Installed a complete home theater system. Ran the wires for all the speakers down the walls and through the attic.
  11. Remodeled both bathrooms. The master bath has a new shower. both bathrooms have new vinyl tile flooring. Rebuilt both toilets, replaced sinks and faucets etc.
  12. Replaced a lot of rotten wood on the outside.
  13. Landscaped my back yard.
  14. Re-screened all the windows.
  15. Installed storm doors front and back.
  16. Replaced the chimney flue and ceramic. Installed a hearth fan.
  17. Replaced the kitchen sink and faucets.
  18. Installed a new energy efficient electric water heater. Our electricity bills went down by $15 a month from this alone.
There's more to do to get this place where we want it, but time and money are in short supply lately.

My wife and I have done all the work ourselves except for the carpet. But we did pull out all the old carpet, padding and quarter round.

This summer I will install attic fans.

Having a home may sound like a PITA, but when you put about $10k into upgrades and your house is then estimated at 30K above what you paid for it, you can't be too upset.
